JACKSON CROSS NAMED EXCLUSIVE LEASING AGENT FOR LINCOLN SQUARE

Wilmington, DE - August 25, 2009 - Jackson Cross Partners, LLC today announced they have been named exclusive leasing agent for Lincoln Square, a 50,431 square foot retail and office redevelopment in the LOMA Design District of Wilmington, DE (www.lomadesigndistrict.org/).  Lincoln Square was revitalized and is owned by Market Preservation Associates, LLC of Delaware and managed by their affiliate Wind River Group, LLC.

“We are honored to have been chosen to lease this exciting renovation,” said Pete Davisson of Jackson Cross Partners. “The property, which was the site of the former Lippincott & Co department store in the early 20th century, consists of 10 three and four story buildings.  All of the work done on the buildings adheres to the Secretary of the Interior Standards for Rehabilitation. The complex is located in the 300 block of North Market Street and includes 15,120 square feet of street level retail space and 35,311 square feet of office space on the upper floors.”

“The buildings have been lovingly renovated and modernized to take full advantage of the high ceilings and other amenities typically found in historic buildings,” said Cindy Fleming of Jackson Cross Partners. “There are two entrances to the office space, which is served by new elevators. The care taken in the renovation is evident at every turn”.  In May the project won a Preservation Alliance for Greater Philadelphia 2009 Grand Jury Award.  The award honored the Owner, Developer and all of the contractors for their work on the project.

“We will be offering street level retail space in units from 532 to 5,731 square feet,” said Fleming.  Steps have been taken to retain as much of the original design of these 10 individual buildings, as well as the construction materials themselves, while keeping them functional and accessible, both exterior and interior, and conforming to ADA standards.  The variety of fronts from Victorian to Contemporary reflect the evolution of Market Street.

“The lower market street area is the home of a wide variety of design-based entrepreneurs and we will be marketing Lincoln Square to this type of firm,” noted Davisson. “In addition, we will be targeting smaller professional firms who may wish to take advantage of the charm of this renovation and the location close to the Courts, Amtrak station and the other services and amenities in the area. We have office suites available from 800 square feet to 6,000 square feet, so we will be able to meet the needs of a wide variety of businesses.”

The main lobby entrance, located at 306 Market Street, is undergoing significant interior and exterior enhancements including a new double door entry and awning extending over the sidewalk.  The lobby is served by 2 elevators providing direct access to upper floor office suites.  The individual retail stores have their own direct street access.  The property has a second entrance at 2 E. Fourth Street with its own lobby, directory and elevator.

JACKSON CROSS PARTNERS REPRESENTS ENGLEWOOD TIRE IN PURCHASE

Deptford, NJ - August 22, 2009 - Jackson Cross Partners, LLC today announced that Englewood Tire Distributors has purchased 1230 Forest Avenue in West Deptford, NJ. The building, a 107,200 square foot industrial facility, was purchased from Goya Foods.

“Englewood Tire will use the building as a distribution facility serving the Southern New Jersey, Eastern Pennsylvania and Delaware markets,” said Lou Battagliese, Jr. of Jackson Cross Partners.  “This facility is Englewood’s sixth distribution center in the Northeastern United States.”

“Englewood’s new facility, provides easy access to I-295 at Interchange 19, and is therefore ideally situated to serve the markets they have targeted,” added Harry McKenna. Englewood will be making renovations to the property with plans to occupy in October 2009.  The excellent highway access, the building’s high ceilings and its size were features that attracted Englewood to the facility.”

The Jackson Cross Partners industrial team of, Harry McKenna, Jim Young and Lou Battagliese, Jr. represented Englewood Tire Wholesale in the purchase.
